UPDATE! A new well has been drilled and levees expanded on this tract now providing water on demand and increased floodable acreage. Standalone timber tracts located in waterfowl hot spots have become a rarity to see offered in today's market. This 320 +/- timber block has been in the same family since the 1960's. It is located between Hickory Ridge and Cherry Valley in Cross County, Arkansas. It lies more or less due South of Claypool's Reservoir where, arguably, one of the most famous waterfowl pictures ever was taken along with the video production that aired on NBC's Wide Wide World in the 1950's. This location also places you SE of the Crain Farm and Greasy Slough. The tract is leveed on the South and West with elevation providing natural blocks on the North and East. To make water available at the moment you desire, a well needs to be added which has already been quoted at around $20,000 depending on how large of a setup you choose. The block already catches and holds rainwater naturally although more water depth is needed to maximize the amount of flooded acreage for mallards. I have personally witnessed mallards using these woods on the western portions leaving me very confident that with good management practices in place and final touches added to the development side, this will be a strong producing waterfowl tract for the next legacy owner. A select cut was done on the property several years ago which has allowed good amounts of sunlight to the floor and promoted regen of many beneficial plants, most notable being Willow Oaks which are a mast producing oak that mallards can actually eat. In addition to the evident regen, younger trees, there are plenty of mature Willow Oaks dropping acorns currently. There is a very slight ridge on the NW that primarily hosts hickory as you can see in the foliage coloration of the drone pictures. Other areas contain your common bottomland species ranging from persimmon and pecan to a few Black Willows in the lowest, wettest portions.
