HISTORY: The current ownership acquired 441+/- acres in 2004, followed by additional land acquisitions, forming Spring Mesa #1 (the northern half of the ranch). Years later, an additional 1,587+/- acres were added, creating the southern half of the now 3,173+/- acre Spring Mesa Ranch. The land was originally heavily wooded with cedar, and native grasses were in poor condition. Under the vision of Texas oil and gas pioneer Dick Lowe and Dr. John Merrill, former head of TCU's Ranch Management program, the ranch underwent a careful transformation to restore and revitalize the ecosystem. Restoration efforts began with the end goal of taking this ranch back to the 1800s. Through meticulous land management, invasive cedar trees were removed, revealing hidden springs, native grasses and hardwoods.

Baker County - 950 Elmodel Hwy, Leary, GA
Brookfair, a 2,102 acre legacy wild quail plantation, is located in the famed Albany Plantation belt in Baker County, Georgia in a Whos Who neighborhood of other top whitetail and wild bird properties. It has been managed for wild quail for generations, resulting in consistently good wild quail numbers alongside a thriving population of trophy whitetail deer and turkey. This SWGA property is a classic example of a well-run, well-capitalized, high-quality recreational property with all the bells and whistles that one would expect.
The property has an exceptional management history going back over a century of stewardship by prominent landowners. Historically, the property was heavily focused exclusively on bobwhite quail but over time, like a lot of places today, trophy whitetail deer began to increase on a more equal footing. Because of the habitat diversity found here and consistently good management property excels at both. They are able to consistently harvest bucks that have a gross score in the 140 to 150s B&C while continuing to hunt four horseback quail courses. There is also an exceptional wild turkey population.
"Brookfair Plantation is a historic hunting property situated in Baker County, located in the southwest region of Georgia. It is a property with historical significance and enduring value, passed down through generations." - Walter Hatchett
Famed wildlife artist David Lanier perfectly captures the thrill of hunting in the Red Hills in his painting, Deep South Pointers.
The highest count Ive had is 22 coveys in a half day hunt. Thats certainly not the norm but my personal record. The birds are here. The issue to me is how many am I going to find per hunt and conditions. - John Melvin, Brookfair Manager
We currently run 55 live traps, the heavy duty ones, in addition to outside trappers coming in seasonally. We feed as Tall Timbers prescribes. We are on a two year burn rotation. We could probably take some extra timber off but thats up to the next owner. - John Melvin, Manager
There is a year-round feeding program for deer and quail. The habitat is a balance of wiregrass and longleaf and old field ground and loblolly. There are exceptional ecotones here with cypress ponds strategically spaced throughout. Over 100 acres are in food plots.
One of the things I like about Brookfair is the ecotones that give increased habitat diversity. The scattered cypress ponds throughout provide exceptional habitat for deer and turkey that they wouldnt otherwise have, thus increasing both the amount of use and time they spend on the property. - Jon Kohler
We really co-manage this place today for both trophy deer and wild quail. Both are going to have enough feed. Thats not questionable. Quail are fed hear round via a 3,500 bushel grain bin dedicated just to them and the deer with another of equal size. Furthermore, in the spring the deer have 40-50 acres in spring/summer planing and slightly less for dedicated winter feed plantings. In the summer they also go through about 2 pallets of 4S premium protein a week! - John Melvin, Brookfair manager
The landscape features gently rolling topography, great soils, and a diverse, productive understory. A well-established road system, complete with picturesque live oak allees, ensures seamless access throughout the property. There are planted fruit trees and live oaks throughout.
I have to admit that when I first toured Brookfair I was so impressed with the fruit and wildlife trees planted throughout that I got on the phone with my manager and we ordered even more to plant at my place. - Jon Kohler
The property has a 13+ acre lake with gazebo and feeders. There are three (3) wells at the lake one (1) 6 inch and two (2) 4 inch. There is also a 3-4 acre floodable duck pond with a 4 inch dedicated well. In addition to that, there are two wells at the lodge, and one at the mobile home.
The lodge has been recently expanded, offering a blend of historic charm and modern convenience. The original main lodge (4BR/2.5BA) includes a fully equipped kitchen and dining area, with a newly added wing designed for guest with privacy and flexibility (8 Br, 8 Ba). The accommodations consist of private rooms with private doorways opening to the outdoors thoughtfully designed to allow guests to come and go without disturbing others. There are 12 bedrooms so room for extended family and guests in not an issue. This design enhances the experience and privacy for larger gatherings, whether guests prefer to turn in early for a morning hunt or stay up late to enjoy the camaraderie of the sporting lifestyle. A spacious game room and entertainment pavilion serve as the central feature gathering space, overlooking the scenic 13-acre lake.
It's not surprising to see the recent need to expand the lodging to 10 bedrooms. What we are seeing is that with diverse properties like Brookfair, that have multiple hunting, fishing and recreational activities is that it appeals to multi-generational guests across the spectrum. - Jon Kohler
The property has a 16- run kennel as well as a 5-stall horse barn. There is manager's office and bathroom near the kennel facilities. There is also a shooting range, equipment Barn and shop, a mobile home and two 3,500 bushel grain bins. Equipment included in the sale (equipment list available upon request). New survey to be completed soon.
The habitat here is as good as it gets. The icing on the cake are great improvements, places where friends and family can come together to enjoy Gods great outdoors with each other. Brookfair certainly has that as well. In fact, the new addition to the lodge make it even more inviting for multigenerational guests, something thats becoming increasingly important. - Jon Kohler
In addition to the incredible wing shooting, this region is noted for producing exceptional whitetail genetics. But it wasnt always that way. In 1927, a north Georgia Forest Ranger, Aurthur Woody, with his own money, began releasing deer in what would later expand into a formal statewide restocking program funded by the Pittman Robertson Act. In 1962, things ramped up and 10 deer from Babcock, Wisconsin were released which founded the basis for much of todays great Georgia genetics.
As fate would have it, they picked Wood County Wisconsin as the basis for the new genetics. The #1 Boone & Crockett county in America today is just one county west of where much of this part of Georgias foundation stock came from. - Jon Kohler
Sixty-three years ago when they paid only $35 per head for these genetically improved deer they had no idea it would lead to the enormous financial benefits that these deer would add to the land today. - Jon Kohler
I can't say enough about the quality of the trophy deer hunting here as well. Few people realize the premium properties are bringing that consistently produce large whitetails. Its no longer just wild quail properties that bring top dollar but trophy whitetail place are getting equal, if not more billing. We recently closed 1,300 acres on the Flint River north of Albany for $8,100 per acre because of the B&C caliber deer. We know of other landowners who have turned down $9,000 per acre. There is a reason we say that while the bobwhite quail may be the prince of gamebirds its the trophy whitetail deer that reins king. - Jon Kohler
It should be noted that the Social Storm Properties score here is outstanding. This additional benefit makes this a great investment in both good times and bad.
It has 1.13 miles of frontage on Hwy 37 and is located just 33 miles to Albany, 37 miles to Bainbridge, 55 mile to Thomasville, Georgia.
Brookfair Plantation represents a rare opportunity to own a historic and well-capitalized property in one of the most coveted quail hunting regions in the country. With its exceptional habitat, top-tier facilities, and rich sporting tradition, it stands as a turnkey legacy plantation, ready to provide world-class hunting and recreation for generations to come.

Hopkins County - Highway 112, Lot#WP001, Dawson Springs, KY
Tucked in the Pennyrile region of Western Kentucky, here is your chance to own a well-managed deer and turkey hunting farm. The current owner is very meticulous about the care and upkeep of this farm, and it shows as you enter the front gate. There is a large graveled area just inside the gate, and this is where the two-bedroom custom-built cabin sits, along with a like-new 30'x40' metal building, all overlooking the two-acre stocked pond. The buildings were strategically placed here so that they wouldn't interfere with the hunting. You'll have all of the comforts of home but the convenience of stepping off the porch and hitting the woods! By design, this farm offers tremendous access to various parts of the farm with little effort. The main gate and living quarters are on the southeast end of the farm. On the northeast property line you have additional road frontage and then also an access easement on the west side. This is incredibly important when it comes to hunting mature whitetails. It is also beneficial when food plot season rolls around so that you've got easy access to tend to the four interior food plots scattered throughout the timber. The farm itself is a great combination of open crop fields, thick CRP grasses, mature timber and thickets. As you study the map, you'll notice there is a lot of edge towards the front of the farm, and then in the back, you've got a giant block of timber. There are several strategic food plots positioned within the timber, all being accessed by a great trail system. Due to their secluded location, this makes a great place to catch a mature buck in daylight. One thing that makes this farm very unique is that a portion of the acres fall within the renowned Fox Road Trophy Deer Cooperative. Fox Road Co-op is a total of 929+/- acres and is a combination of multiple property owners all brought together with the same objective: grow, manage and harvest mature bucks. More information is available upon request in regards to the Co-op. If you are looking for a turn-key, hunt-ready farm, give us a call today. Shown by appointment only!

Winter is moderate by most standards boasting daytime temperatures in the 40's-50's and nighttime lows in the 30's-40's with the rare, but seemingly always welcomed light snowfall.
History
The Bell Farm Estate is a piece of the previous Bell Family 'Cloverdale Farm'' that dates back to the early 1800s. Remnants of the old wagon trail that connected much of Montgomery county to Dickson county is still found on the property today. The 133 acre farm boasts beautiful views of all the neighboring ridge lines of Vanleer and Cumberland Furnace as it sits as one of the highest points in the area. The one mile driveway meanders through the white oak forest to the peak of the property at what is known by most of Dickson County as 'The Cloverfield''. The expansive property is home to a healthy herd of whitetail deer and multiple flocks of turkey.
The Mountain Esque Custom Home paints the perfect picture of rural Tennessee living at its best with large open windows in the common area for 180-degree view of the great outdoors. The current owners have planted over 30 varieties of apple, pear, plum and fuyu persimmon trees three years ago and expect a yield of fruit in the summer of 2026! There are multiple green fields on the property with existing deer stands strategically placed. The extensive trail network provides access to all corners of the property. There are three active springs that would provide a great source for a future lake in the front or the rear of the house. The bottom field by the road is roughly 5 acres of historic planting field, currently covered in fescue and other native wild grasses that would make a great field to house horses and cattle.
The Bell Farm dates back to the early 1800s as Dr. Bell was one of the last doctors that made house calls to neighboring communities by horseback. Dr. Bell later created the Cloverdale School to provide continuing education for children in the community. Remnants of the school and other resource building can be found on the property along with a cistern from the late 1700s that watered the horses on the wagon trail that connected much of the area.

Bandera County - Bandera, TX
Sitting on the headwaters of Myrtle Creek in a ruggedly beautiful box canyon in Bandera County BW Ranch offers live water and some of the most magnificent views in the country. The 1874.83-acre ranch, which fronts FM 2828, is just 12 miles from Bandera, 17 miles from Kerrville (and its airport with two runways up to 6,000 feet), and 42 miles to San Antonio.
Land, Wildlife and Water
In Texas, it is rare for a ranch to include an expansive stunning viewshed as a primary asset. The BW Ranch showcases 24 peaks, expansive valleys and views that stretch to Bandera, Kerrville and Medina.
The ever-changing landscape is enhanced by diverse vegetation. Cypress trees surround the main lake. Pecan trees shade the valley. Live oaks and Spanish oaks dot the native grasslands. A lone bull mesquite shades the pavilion. Cedar has been aggressively cleared and prescribed burns have been used to clear and reinvigorate the land. As a result, desirable native Hill Country browse provides a nutritious buffet for wildlife.
Whitetails that benefit from enhanced genetics, Rio Grande turkeys, dove and bobwhite quail are native to the ranch. A herd of bison, numbering upwards of 50, graze the flats and hillsides. Auodad sheep along with blackbuck antelope, axis, fallow and sika deer also call the ranch home. Other wild denizens include coyotes, bobcats, mountain lions and a host of other non-game species and songbirds.
Two Longhorns also roam the ranch. Ones horns measured 13.5 feet the last time a tape was put to them. Those numbers place him in world-record territory.
Year-round Myrtle Creek brings life-giving crystalline water to the property. It feeds nine dammed ponds, making water for wildlife easily accessible throughout the ranch.
An 8-acre spring-fed lake, stocked with largemouth bass enhanced by Florida bass genetics, blue cats, blue gills and sun perch is arguably the recreational focal point. Anglers have landed some bass that tipped the scales at more than 14 pounds. A boat house, with a bathroom, a fish cleaning station and a pontoon boat, ensures that family and friends can make the most of the clear, inviting water.
The ranch boasts second spring-fed lake, which is smaller. It, too, is stocked with desirable fish for additional angling fun.
Living
The three-bedroom/two-bath ranch house reflects its setting. Native limestone defines the exterior and interior flourishes including the impressive fireplace. Built with an eye to simple, comfortable elegance, the bright airy home combines soaring ceilings, shiplap, warm wood accents, Saltillo tiles and oversized windows. In the sunroom, which overlooks a pond surrounded by a bounty of native vegetation, the line between outside and inside is seemingly invisible.
In addition, the homes open floor plan includes a well-appointed kitchen, living room and trophy room. It's aesthetic and design invite gathering.
Building sites, with exceptional views, abound. The possibilities for creating a livable masterpiece built to the new owner's taste and specifications are limitless.
A nearby open-air pavilion, reminiscent of old-time Hill Country dance halls, takes the party outside. The pavilion, which follows the architectural theme of the main house, includes a full kitchen and large fireplace.
The comfortable three-bedroom/two-bathroom caretaker's quarters with a full kitchen and large porches, front and back, is situated nearby. Currently, it is used for employee housing, but could host overflow guests.
Infrastructure
More than 25 miles of improved roads stretch to the highest peaks and most far flung corners providing complete, easy access.
The main barn (approximately 40 x 60), which is constructed from metal and insulated, features four horse stalls, an office with a shower, a tack room and a tool room. Twelve-foot-tall doors on both ends keep equipment access simple.
An equipment barn (approximately 20 x 45) with a game cleaning station that includes winches, running water and a walk-in cooler rounds out the infrastructure.
The Opportunity
The Hill Country is known for its live water and breathtaking scenery, but its rare to find a ranch that has both with plenty of elbow room. The fact that BW Ranch is also conveniently located to small towns and San Antonio makes it one of one.
To experience the natural beauty of the BW Ranch for yourself, call Howard W. Hood with Hood Real Estate Inc. at (830) 739-3815. The ranch is listed for $16,000/acre.

Barber County - Near Highway 281, Lot#WP001, Medicine Lodge, KS
Ultra-premium habitat in this rare Barber County mixed-use ranch. This ranch has everything that one could want in a Kansas property. It has outstanding features galore, including complete seclusion, even though it is just 4 miles from a major Hwy in 281 and only 14 miles from Medicine Lodge. The terrain is classic Barber County, which is a diverse mix of Cottonwood Creek bottoms, rolling grass hillsides, scattered Cedar thickets, and lots of Sand Plums, which all combine for some of the best possible habitat for wildlife and livestock. The property is also strong with a mix of several tillable fields that generally are in wheat but could also maintain milo, alfalfa, or a mixed crop. There are tons of small fingers, hidden pockets, and edge along the numerous small fields that really create a ton of options when thinking about the true hunting possibilities for this property. There are several food plots and feeders in place with some small food plot options that also can be greatly expanded if so desired. The property has no major road frontage but does maintain two separate access points both from the northwest and the southeast. The ranch has some limited frontage along Elm Creek on the far NE corner, and the east side of the property is generally lower and climbs into a more upland type of terrain on most of the western portion. This diversity allows for some significant options for hunting as the lower areas have some great wooded bowls with large timber for turkey roosting, and tons of remnants of deer activity, while uplands have vast plum thickets for quail or pheasants, and up in these cedar hills is where the bucks love to push does in the later parts of the season. There are also great views, and with some higher ridges, a hunter can take a very productive viewpoint and still see wildlife moving in many parts of the property. If you are in the market for a dynamic, world-class hunting and ranch property with ultra-premium habitat and scenery, then this ranch is top of the list. Tours of the property will be by appointment only. Please contact the listing agent to schedule.

TOPOGRAPHY AND RANGELANDS
As you travel west from the Texas Hill Country to the Trans Pecos, there is a certain element that sets one ranch apart from another, known as the wow factor. The Silver S Ranch embodies the wow factor, thanks to its unique natural features and enhanced accessibility within the rugged terrain of the lower canyon lands of the Pecos River.
In addition to the breathtaking Pecos River Canyon, the ranch is home to numerous other stunning canyons, including the massive Harkell Canyon and the equally impressive Moose Canyon. The property also boasts a variety of caves, shelters and rock art sites inviting exploration and discovery. Elevations range from about 1,320 feet to nearly 1,935 feet at several locations.
Native grasses and a wide range of brush cover the ranch, with stands of live oaks and shin oaks found within the canyons and arroyos.
Historically, much of the ranch was used for sheep grazing and some limited cattle grazing. It is currently managed for wildlife and has been for some time.
WILDLIFE, HUNTING AND FISHING
The Silver S Ranch is teeming with wildlife, offering an abundance of hunting and watching opportunities. The seller has made significant investments in the quail and deer populations as well as other wildlife. The ranch is home to quality populations of white-tailed deer, scaled quail, javelina, aoudad, dove and waterfowl. A year-round supplemental feeding program is in place with blinds and feeders placed across the property. Predators including mountain lions, coyotes, bobcats and foxes can also be found on the ranch. Occasionally a mule deer will make an appearance, and black bears are known to be expanding into the area.
Birdwatching opportunities exist with migratory songbirds and raptors present at certain times of the year. Situated along the Monarch butterfly migration route, ranch owners can witness one of the worlds most awe-inspiring phenomena during the October migration.
ROADS
Access is one of the most crucial requirements for a property of this size. The Silver S Ranch delivers 24 miles of professionally-built roads with reinforced culverts, designed to last for years with minimal maintenance. There are two drive down roads leading directly to the river, both allowing 2WD access. Each road is strategically spaced about a days fishing or distance apart. These top-notch roads make the ranch usable at a level that is hard to replicate.
HOMES AND STRUCTURES
At the heart of Silver S is the main headquarters area that includes the newly-updated, historic 3-bedroom Merle and French Ingram cut limestone home that dates back to the 1930s. A small remodeled guest cabin, relatively new ranch hand trailer, an equipment barn, a shop, a storage barn, and several other outbuildings can also be found in the main headquarters area.
To the north, there is an additional 4-bedroom ranch home with an open floorplan and nearby small barn used for hunting vehicle storage. This home is conveniently near the Pandale Road, allowing easy access to the property.
To the south you will find a visually-appealing and comfortable 3-bedroom double-wide overlooking the stunning Pecos River and Harkell Canyon.
SPECIAL ATTRACTIONS
The Harkell Cave is hidden on the Pecos River side of Harkell Canyon with commanding views of the river. The cave has been cleaned and equipped with a fire pit, chairs and hefty supply of firewood, providing the perfect spot to relax, or enjoy the spectacular canyon and river views, complete with an adult beverage and cigar! The cave is accessible via trail and a set of custom steps with rails, making it an ideal retreat.
The drivable access point at Live Oak has a beautifully maintained lawn in the river vega offering a scenic setting for camping and cookouts. The road leading out of the River through the ranchs Live Oak Pasture (named after the large Live Oak along the river that has managed to grow and thrive seemingly out of solid rock) is known as the Encino Solo Trail. In the early days of ranching in this part of Texas, the area ranchers used the Encino Solo Trail to cross the Pecos River and move their livestock from pastures east of the river to shipping points on the western side.
On the northern portion of the river is The Grapevine entry point where swimmers, kayakers, and tubers can access the water for a peaceful float downstream to Live Oak.

They found that the upper bench of an offshoot canyon, running west and adjacent to the Pecos River, contains an archaeological rock art mural that is approximately 43 meters long with 36 different grinding features and remnant paint interspersed among the bedrock. The rock art features a large Pecos River style mural, an art style that dates back approximately 3,000 years.
The nearby town of Langtry is rich in history and is known for Judge Roy Bean and his colorful style of justice. Langtry offers the Judge Roy Bean Visitor Center and a few services.
Seminole Canyon State Park is just down the road where human habitation started about 10,000 years ago. The cave art is stunning and is very similar to the art found on Silver S Ranch.

Tom Green County - San Angelo, TX
Lee, Lee & Puckitt is very honored and excited to represent the Wilson Carlsbad Ranch to the ranch market!
Listing Broker: Lane Puckitt
Location:
This beautiful ranch is located approximately 12 miles outside of San Angelo, Texas off of US Hwy 87N then north on March Road (paved all except to the last mile approximately but all Tom Green County maintained) then approximately mile on an easement (caliche road) to the ranch entrance.
Terrain:
This gently rolling northern Tom Green County and southern Coke County ranch is extremely scenic! Lots of big, deep soiled valleys with many seasonally dry creek beds rising up to the large hillsides with killer views. Much care has been given over the years to mesquite, cedar, and prickly pear control. Also, the interior roads are considered good. This gorgeous property is completely HIGH FENCED with high-tinsel wire/steel posts. Most of the fences are considered in very good condition with many built within the last few years. Lots of cover for deer and other wildlife and considering our dry range conditions, this ranch has good range conditions.
Improvements:
The only house on the ranch is used by hunters. It is a small concrete cinder block structure with comp shingles, small kitchen & bathroom. There is a very large barn used for storage of ranch equipment, and supplies. Nice barn that was built several decades ago but still in fair condition. A large set of steel corrals for working livestock is next to the barn. There is another set of corrals towards the center of the ranch.
Pastures & Water:
This working ranch is divided into six main pastures, and three traps. There is also some deer holding pens and a soft relief trap for deer. All of the deer improvements are located in the most southern pasture. There are reportedly 9 solar wells and 2 windmills. This is considered to be a very well-watered ranch.
Wildlife:
Being a HIGH FENCED RANCH, the whitetail deer hunting is considered to be very good with many years of management. As previously mentioned, the south pasture has been used for years to grow and raise some high genetic deer with bucks in the 200 + class. Occasionally the owners have released some of these better genetic deer to the other pastures to improve the bloodlines within the whole ranch. Lots of turkey, dove, and even some quail! Another option would be to add some EXOTICS in the future.
Minerals:
Some minerals negotiable.
Comments:
Very seldom does a ranch of this size and quality in this excellent location being near San Angelo EVER come on the market!! This is an opportunity to purchase one of the PREMIER RANCHES in West Texas which has been in the same family since 1914!! That my friends is very special!
