Directions: From the intersection of Highway 281 & Highway 380 in downtown Jacksboro, go west on Highway 380 approximately 7.23 miles to Dark Corners Road. Turn left (or south) on Dark Corners Road and travel on 3.74 miles. Dark Corners Road will intersect with Salt Creek Road at this point. Continue right down Salt Creek Road for approximately 1.3 miles. The southern fence line will be located on the right. There are three (3) entrances to the ranch located on Salt Creek Road.
Terrain: The ranch offers excellent topography with a high ridgeline located in the northern and west portions of the property. Elevation changes on the property range from 1,090 to 1,330 feet (or ~240 feet). Beautiful expansive views of the ranch and surrounding countryside come into view atop the mountain that runs through this portion of the property where it is marked by rock ridge lines, outcroppings, and other unique geologic formations. Tree cover consists mainly of mature post oaks with scattered elm, live oaks, hackberry, mesquite and a mix of other trees commonly found in this area. Forms of browse include elbowbush, skunkbush sumac, agerita, catclaw mimosa, bumelia, cedar elm, lotebush, and greenbriar that add to the great wildlife habitat. Native grasses include pockets of bluestem, switchgrass, Texas wintergrass, dropseed, Indiangrass and a variety of other grasses. The wildlife habitat is above average and with some management could offer some excellent hunting opportunities. There are areas where more pasture could be opened up to create wildlife foodplots or to add to and improve the grazing/carrying capacity of the property. The property is situated just north of where the West fork and East fork of Salt Creek merge.
Water: There are three (3) stock tanks located on the property providing water for wildlife and cattle. The topography on the property naturally creates nice draws for water runoff where additional surface water could potentially be created in the future. Currently there are no water wells on the property however, multiple water wells have been drilled in the surrounding area. The closest water well is on the neighboring ranch to the south. According to well log data well is at a depth of 120 feet and produces a volume of 10 gallons per minute. There have been deeper producing water wells drilled just east and west of this ranch. A good water table is believed to be located between 100 to 350 feet in depth.
Wildlife: Whitetail deer, turkey, hogs, dove, ducks, and native wildlife species are plentiful and provide great hunting and viewing. Near the property are the East Fork and The West Fork of Salt Creek helping keep large game populations close. This property also provides excellent hunting for varmints of all kinds. The ranch is in a good location for several wildlife species.
Fencing: The perimeter fencing is in fair condition and appears to hold/turn cattle. There’s an old set of cattle pens near the middle of the property.
Internal Roads & Access: The owner has had some recent roadwork done to improve some of the existing ranch roads and internal access. There remains much to be explored here and the addition of more pasture roads and trails to improve the ranch’s internal access will only add to the enjoyment of the property. Salt Creek Road runs along the southern fence line of the ranch allowing good access to the three (3) entrance gates in all weather conditions.
Electricity: Ft. Belknap Electric Cooperative provides electricity in the area with lines in place on the ranch.
Surface Leases: There is a cattle lease currently in place that could be continued or terminated with the sale if desired.
Minerals: No minerals will convey. There has been oil and gas produced from the property in the past and an injection well was once located in the southwest portion of the property near Salt Creek Road.
