Types of Custom Data Available to Order

Our Custom Data Services provides two major forms of data exports:

Land Ownership Information

Individual Parcels: In this format, each data line represents a unique property. This means that landowner entities can appear multiple times in the list if they own multiple properties. This detailed approach is ideal for clients who need comprehensive information on each parcel, including specific acreage, tillable and forested acres, and the crops grown on the land.

Landowner Portfolio Lists: Here, all properties are aggregated by landowner name, so each landowner only appears once in the list. This format provides a summary of the total acreage owned by each landowner, offering a clear view of major landholders in a given area. This is particularly useful for marketing campaigns targeting significant landowners or for strategic planning and resource allocation.

Land Sales Information

Our Land Sales Information data provides a detailed record of past property sales, and includes sales records where each data line represents a unique sale transaction, including the date of the sale and the final sale price. This data is crucial for appraisers and analysts looking to determine land values or identify market trends.

Additional context for property sales includes comprehensive information on each sale, such as the acreage of the property sold, the APN, and any relevant details about the land use (e.g., tillable acres, forested acres, crops grown). This granular level of detail ensures that clients have the necessary information to perform thorough market analyses and make informed decisions.

Both types of Custom Data exports can include critical information on properties and the landowners. AcreValue’s Custom Data Services offers customizations and targeting capabilities, allowing clients to create specific data exports that will optimize their workflows and outreach strategies. Landowner Information

Exports of land ownership information (both individual parcels and landowner portfolio lists) include the following fields:

  • Owner(s) Name: the full name of owner(s) listed on the property deed tax record. This could be an individual (e.g., John Doe) or business entity (e.g., Land Company LLC).
  • Owner Mailing Address: the landowner’s listed mailing address, including street address, city, state, and ZIP code.

Additionally, AcreValue can include the following contact information fields at additional cost. This data is found by searching the landowner’s name through a third-party skip tracing contact information search service.

  • Tracer Name: the name of the landowner returned by the skip tracing service that matches the landowner name on AcreValue’s record. For properties with a business entity listed as the landowner, the Tracer Name returned will be an officer associated with that business entity. In some cases, this field may be empty.
  • Tracer Phone(s): the phone number(s) of the landowner returned by the skip tracing service for the landowner listed on AcreValue’s record. There may be multiple phone numbers returned.
  • Tracer Email(s): the email address(es) of the landowner returned by the skip tracing service for the landowner listed on AcreValue’s record. There may be multiple email addresses returned.
  • Tracer Address(s): the mailing address(es) of the landowner returned by the skip tracing service for the landowner listed on AcreValue’s record. There may be multiple mailing addresses returned.
  • Tracer Business Name: the business entity name returned by the skip tracing service for the landowner listed on AcreValue’s record. For properties with a non-business entity listed as the landowner, this field may be empty.
  • Tracer Business Address: the business mailing address returned by the skip tracing service for the landowner listed on AcreValue’s record. For properties with a non-business entity listed as the landowner, this field may be empty.
  • Tracer Corporation Type: the corporation type returned by the skip tracing service for the landowner listed on AcreValue’s record. (e.g., domestic limited liability company). For properties with a non-business entity listed as the landowner, this field may be empty.
  • Tracer Registry: the corporate registry number returned by the skip tracing service for the landowner listed on AcreValue’s record. This registry number is an identification number assigned to a business entity at the time of registration. For properties with a non-business entity listed as the landowner, this field may be empty.
  • Tracer State Code: the state in which the business returned by the skip tracing service is registered. For properties with a non-business entity listed as the landowner, this field may be empty.

Property Information

All exports include the following fields:

  • Acres: the acreage of the individual property or landowner’s total aggregated portfolio.
  • Tillable acres: the total acres deemed to be tillable by land use type (e.g., cropland, such as corn, soybeans, or wheat).
  • Timber acres: the total acres deemed to be timber by land use type (e.g., forests, such as deciduous forests).
  • Pasture acres: the total acres deemed to be pasture by land use type (e.g., pasture or grasslands).
  • Tillable crop 1: the main crop type grown on a property or aggregated, including the total acres in which it was grown.
  • Tillable crop 2: the secondary crop type grown on a property or aggregated, including the total acres in which it was grown.
  • Assessor Parcel Number(s) (APNs): the property ID number assigned by tax assessors as a kind of property inventory number. Other names include Property Identification Numbers (PINs), Property IDs (PIDs), or Property Account Numbers.
  • County FIPS: a unique 5-digit code corresponding to the specific US county in which the properties are located.
  • ~County name: the name of the US county in which the properties are located.

Exports of Individual Parcels can also include the parcel’s physical address, including street address, city, state, and ZIP code.

Land Sales Information (For Sales Records)

Land sales exports will include the property information above, as well as the following fields:

  • Sale Date: the date of the land sale transaction.
  • Sale Amount: the total dollar amount of the sale.
  • Sale Amount Per Acre: the total dollar amount of the sale, divided by the total acres of land included in the sale.
  • Buyers: the name of the buyer(s) listed on the sale.
  • Sellers: the name of the seller(s) listed on the sale.
  • NCCPI: the National Commodity Crop Productivity Index is a national soil index produced by USDA’s Natural Resources Conservation Service which rates the productivity of a particular property’s soils for production of non-irrigated commodity crops. The rating is provided on a 0-100 scale.

How to Order Custom Data

To access the Custom Data Service, customers must hold an Enterprise-level subscription for the relevant territories. The ordering process involves:

  1. Purchase Data Line Allocation: Customers buy an allocation of data lines (e.g., 10,000 lines) to use throughout the annual subscription term.
  2. Request a List: Clients provide the necessary information for the Data Fulfillment Team to generate the list, often including state (and optionally counties), type of list (individual parcels, landowner portfolios, or land sales), and acreage minimums. Your AcreValue Account Executive will help you construct the custom list you need.
  3. Redeem Data Lines: When requesting a list, customers redeem the necessary number of data lines corresponding to the list size. Additional data lines can be purchased if needed.
